A window that will not close securely is one of the most common repair calls we receive in London. The cause is almost always mechanical rather than structural. Hinges wear over time, allowing the sash to drop slightly so the frame edge no longer aligns with the lock keeps. Locking points miss their position by a millimetre or two, so the handle feels stiff and the window does not compress properly against its seals. This is a hinge adjustment or hinge replacement job, not a new window.

Handles are the component that fails most visibly. They either become stiff and difficult to turn, spin without engaging the lock, or snap at the spindle connection. In all three cases the handle can be replaced independently, provided the correct spindle length, fixing positions and locking arrangement are matched. Photographing the existing handle — particularly the underside fixing arrangement — is usually enough to identify the correct replacement part.

Locking mechanism faults are more involved. uPVC windows use multipoint locking gearboxes — a central mechanism that drives several lock points simultaneously as you lift or turn the handle. When the gearbox fails, the handle becomes stiff, the lock points stop engaging correctly, or the handle moves freely without locking anything. Gearbox replacement is a repair that takes around 30–60 minutes and restores full function without touching the frame or glass.

Draughts are the fault homeowners are least sure how to describe. Cold air entering around a closed window suggests that the seals are not compressing correctly — but the reason may be worn rubber seals, misaligned hinges, a dropped sash, or insufficient frame clearance. Replacing the seal profile alone will not fix a draught caused by a window that is 3mm out of square. The correct approach is to identify the source of the gap before deciding what to replace.

Before calling out a repairer, take clear photographs of the complete window and any specific components that look worn, damaged or misaligned.
